Premium Renovation in Tbilisi / Transformation of Kostava St. Project

The Kostava Street Project: Merging Heritage with Modern Functionality

 

We are thrilled to present one of our most challenging and rewarding completed projects, located in the heart of the capital on Kostava Street. This project serves as a prime example of how premium renovation in Tbilisi can transform a dated, dilapidated space into an ultra-modern, highly functional home.

The building, dating back to the Soviet era, presented unique architectural challenges. Upon our initial survey, the 60 sq.m. space was in poor condition: an irrational "corridor-style" layout, a miniature bathroom, and a disconnected, impractical kitchen (before-and-after photos are available in our blog section). Our mission was clear from the start – to implement a smart interior design that would reclaim every square centimeter of the living area.

 

The Process: Overcoming Structural Challenges

The journey began with a radical demolition. We cleared the space of all non-load-bearing partitions, old plaster, uneven floor tiles, and decades of debris. However, during the demolition phase, we uncovered a critical issue: the original wooden load-bearing beams of the ceiling and floor were severely damaged, posing a serious safety risk.

Safety is our absolute priority. We immediately halted work and, in collaboration with a structural engineer, developed a reinforcement plan. We installed new steel I-beams to stabilize the structure, and only then did we proceed with the renovation in Tbilisi according to the highest industry standards.

 

Design Philosophy and Premium Materials

During the design phase, we decided to celebrate the building’s historical character. After stripping the old plaster, we revealed the original brick texture. We chose to partially preserve and restore it, making it a focal point of the interior. This adds a layer of warmth and "industrial chic" to the modern aesthetic.

 

Key features of the project include:

  1. Complete Infrastructure Overhaul: All electrical, plumbing, and heating systems were replaced with premium-grade materials.

  2. Custom Hardwood Plywood Furniture: To ensure exclusivity, we used painted birch plywood for the fixed furniture. This material is not only durable but gives the interior a unique, bespoke character.

  3. Innovative Lighting Design: A standout feature is the "Skyline" LED system. These high-tech strips are mounted on tension cables and directed toward the ceiling, creating a soft, indirect glow that visually expands the height of the rooms.

The complete project cycle, from the initial concept to the final handover, took approximately 9 months. Our team managed every aspect of the process – from smart interior design to technical execution and final styling.

This project proves that a premium renovation in Tbilisi is about more than just expensive materials; it’s about a professional approach, structural integrity, and the precise transformation of a client’s vision into reality.
