Architectural Transformation of a Vintage Loft / Transformation of Mtatsminda Project
Another proud masterpiece from our team is the conversion of this historic old tavern into a highly functional residential space. This 60 sq.m property has been completely reimagined into a unique architectural experience. This grand-scale renovation in Mtatsminda involved complex engineering and technical work, alongside delicate restoration and the preservation of authentic details.
Technical Works and Capital Renovation in Mtatsminda
Renewing any historical building begins with a solid foundation and rigorous engineering. In the initial phase of the project, the following fundamental works were carried out:

Flooring Installation: A brand new, durable concrete floor was poured from ground zero, ensuring perfect structural integrity and a completely level surface.

Complete Utilities Overhaul: To meet modern safety standards, we professionally installed brand-new heating, plumbing, and electrical networks.

Double Ceiling Insulation: For maximum energy efficiency and climate control, high-quality rock wool was used for double insulation on the ceiling. Afterward, the ceiling was cladded with natural wood and treated with a protective layer of clear varnish.
Authentic Restoration of Walls and Materials
Our main objective was to preserve the historic footprint dating back to 1916. To achieve this, we dedicated immense time to the meticulous treatment of original materials:

Century-Old Wall Treatment: The old brick walls were thoroughly cleaned of decades of dirt and coated with a colorless stone varnish to highlight the original brick texture. We also intentionally preserved layers of the old, damaged plaster, which served as an exclusive decorative texture in the interior.

Massive Oak Staircase: To connect the main floor with the mezzanine and attic, we crafted custom wooden steps from massive, aged, and distressed oak wood. To complement the brutalist character of the interior, the staircase was fitted with a minimalist yet sturdy metal plate railing.

Premium Flooring: In the primary living areas, we installed premium engineered natural wood parquet flooring, which infuses the entire space with warmth.
Eco-Design in the Kitchen & Built-in Appliances
The kitchen zone is one of the most striking features of this project, where every piece of furniture and detail was custom-built from unique design sketches:

Natural Wood Plywood Facades: The kitchen cabinets were crafted from natural wood plywood and finished with a dark stain (baiz). This technique highlights the natural wood grain and looks exceptionally aesthetic within the overall brutalist interior.

Monumental Stone Sink: The centerpiece of the kitchen is a massive sink carved out of a single block of natural stone. Due to its significant weight, our team engineered and built a custom, heavy-duty reinforcement structure beneath it.

Ergonomics: To maintain a clean, visual aesthetic, all kitchen appliances are completely built-in.

The total duration of the works for this 60 sq.m apartment was approximately 6 months, as every stage—from pouring the concrete flooring to hand-carving the stone sink and treating the walls with varnish—was executed with jeweler-like precision.
