An apartment renovation is not just a visual update; it is a complex engineering and creative process, the duration of which depends on many factors. Let’s be clear from the start: high-quality work takes time. In this blog, we will discuss in detail what timelines you should expect based on different starting conditions and why a full renovation is an individual process.
1. Renovation Timelines Based on Initial Condition
In the Tbilisi real estate market, apartments are typically delivered in three conditions: black, white, or green frame. Each requires a different volume of work and, consequently, different timeframes.
Black Frame – Starting from 4.5 Months
A house renovation starting from a black frame is the most extensive process. Here, you only have the exterior walls and a space left without partitions (or minimal partitions).
What happens during this time: Interior walls are built, electrical wiring and plumbing are installed, walls are plastered, and the floor is screeded (cast).
Why 4.5 months? Drying "wet processes" (plastering, screeding) alone takes weeks. Hurrying these technological processes often comes at the expense of quality, leading to cracks and dampness in the future.
White Frame – Starting from 3.5 Months
A white frame means that communications are brought in and walls are plastered. However, a full renovation at this stage still requires significant time.

Zero Point: After dismantling, you are actually in a worse position than a "black frame" because everything must first be cleaned and prepared.
Surprises: During an old apartment renovation, unforeseen circumstances almost always arise:
